BUILDING MAINTENANCE SPECIALIST
Cape Town

Exciting career opportunity to join a national property management company as a Commercial Building Manager, being responsible for overseeing all general maintenance aspects of a number of commercial buildings. The ideal incumbent will be responsible for all aspects relating to electrical, plumbing, HVAC, security, budgeting, tenant liaison, inspections, contractor liaison etc.

Our client seeks an individual with strong leadership qualities, a self-starter who is deadline focused, results orientated and able to work under pressure.

REQUIREMENTS:

• A minimum of 5 years building management experience.
• Strong technical skills and the ability to do 1st line fault finding (a technical qualification (Electrical / HVAC / Plumbing) will be required).
• A solid understanding of all aspects of building management.
• Must be able to manage Opex and Capex budgets.
• Clear understanding of SLA’s.
• Strong MS Office skills.

RESPONSIBILITIES:

• Routine inspections of the buildings centre in respect of mechanics and facilities.
• Ensure that all technical aspects of the buildings (electrical, HVAC, plumbing) are properly serviced and maintained.
• Manage various soft services; Cleaning, security, air-conditioning, access control/CCTV, lights, gardens, general maintenance, fire prevention etc.
• Manage new tenant installations, including monitoring the implementation.
• Ability to manage technical contractors and ensure compliance to Contractor Service Level Agreements. Effectively reports on the quality of services rendered by suppliers and ensures that deliverables from service providers are met within time and budget.
• Manage internal and external contractors ie; housekeeping, security, maintenance, and ensure that set standards are met.
• Assists with the technical budgeting process for all aspects of maintenance expenditure.
• Proficient in implementation and reporting on planned / preventative / emergency maintenance and inspections of the buildings.
• Has a clear ability to implement life cycle planning and preventative maintenance plans.
• Ensures timeous response to complaints / queries received from tenants.
• Ensure statutory compliance ie; Health & Safety etc of the centre at all times.
• Maintain a firm control over inventory of company assets.
