General Purpose

Building management is a discipline that comes under the umbrella of facility management. A building manager supervises the hard and soft services of a built structure, ensuring that the security, health and safety, and maintenance of this built structure are in place to a satisfactory level. Hard services usually relate to physical, structural services such as fire alarm systems, lifts etc. whereas soft services allude to cleaning, landscaping, security and suchlike human-sourced services.

Duties

Ensure compliance with statutory regulations with regards to Health and Safety, and Fire Compliance;
Ensure that building maintenance is up to date and within prescribed turnaround times;
Ensure all buildings, including keys, are ready and available for intake by the 15 Jan annually (for the buildings under your control and in preparation for inspection by the NFE prior to intake);
Engage and meet with
Marketing

Housing Committee and student body
These meetings are to be minuted and distributed
Ensure that your barrels and keys to the building are matching and compliant (lock out barrels are to be used for lock-outs and/or faulty barrels only);
Daily inspections of building as per checklist and identification of problem areas;
Quality control of completed maintenance tasks;
Management of contractors;
Management of security contractors and procedures;
Manage cleaning team;
Supply accurate reports as required by management;
Handle customer complaints and/or redirect appropriately according to management requirements;
Make follow ups on customer complaints where appropriate;
Be part of the quotation process when there are projects in your buildings.
Deal with contractors when there are maintenance issues. (No sign off power when it relates to budget);
Deliver invoices to the commercial tenants;
Manage own maintenance crew;
Manage the cleaning team together with the supervisor
Manage own store;
Be available by phone after hours (at any hour) in case of emergency;
Be available to work on certain weekends and after hours;
Manage and drive staff performance and staff training needs with guidance from the Precinct manager;
Instill staff discipline and ensure that Company policies and procedures are followed at all times;
Provide guidance and support to the team to ensure task execution;
Lead by example by acting professional at all times and through constant engagement with team members;
Maintain integrity by following Company policies and procedures at all times;
Identity potential risks and communicate to senior management including making recommendations;
Actively manage stock and ensure that the material in stores is controlled as per standard stores procedures in liaison with the stores manager;
Provide weekly/monthly reports and other adhoc reports as when required
