Our client, an industry leader in property management, seeks to appoint a Commercial Portfolio Manager for the Cape Town property portfolio. The successful candidate will manage a sizeable commercial property portfolio and be responsible for the financial and business strategies and effectively monitor and control income and expenditure of the portfolio according to the business objectives.

Requirements
• Commercial Management certification would be advantageous
• Strong financial and budgeting knowledge is essential

• Understanding of financial statements, budgeting and variance reporting
• Sound technical and operations knowledge and understanding
• Compliance to Occupational Health and Safety regulations and related property legislation

Responsibilities:

• Prepare financial strategies, formulate business plans, monitor and control income and expenditure according to business objectives .
• Focus on: expense to income ratio, base rental value growth, utilities recoveries, value add strategies and growth opportunities, market surveys and trends analysis, manage arrears levels, track Capex projects, track risk and compliance management as well as bi-annual performance reviews
• Manage a team consisting of Property Managers, Leasing Managers, Facilities Manager, Projects Manager, Building Managers, Property Administrator and Credit Controller.
• Lease negotiations with tenants, prepare leasing proposals, finalise the heads of agreement and lease agreement with tenant. Negotiate lease clause amendments adhering to levels of authority when needed to get the standard lease agreement signed.
• Source new tenants for Office that will complement the tenant mix
• Responsible for the development of Marketing strategies in conjunction with Marketing professionals
• Prepare monthly executive summary, reporting on income statements, vacancy reports and capital projects.
• Prepare quarterly presentation of regional commercial performance for Exco meetings;
