An exciting and challenging career opportunity exists for a Technical Building Manager to manage all technical building maintenance aspects of this retail shopping centre. A sound technical understanding of all general building maintenance function; electrical, plumbing, HVAC, construction projects is required. The ideal incumbent will also be responsible for overseeing the soft services; cleaning, security contracts and be responsible for managing budgets and contractor liaison.

Our client seeks an individual with strong leadership qualities, a self-starter who is deadline focused, results orientated and able to work under pressure.

REQUIREMENTS:

• Technical qualification (Electrical / Air-conditioning).
• A minimum of 5 years general building management experience.
• Knowledge of basic technology in building (electrical, plumbing and construction) is essential.
• Knowledge of mechanical and air-conditioning systems is essential.
• The ability to do first line fault finding and practical maintenance skills is essential.
• Must be able to manage technical budgets.
• Clear understanding of SLA’s.
• Strong verbal and written communication skills.
• Strong conflict management skills.
• Strong Report writing skills.
• Computer literate (full MS suite)


RESPONSIBILITIES:

• Conduct routine inspections of the retail centre in respect of mechanics and facilities.
• Manage and respond timeously to technical complaints and queries received by tenants.
• Manage tenant installations as well as ‘take-on’ and ‘take-back’ inspections.
• Manage and coordinate staff work schedules and effectively using the company performance and development management system.
• Ensure that all technical aspects of the buildings are properly serviced and maintained to highest standards: Cleaning, security, air-conditioning, access control/CCTV, lights, gardens, general maintenance, fire prevention etc.
• Manage internal and external contractors ie; housekeeping, security, maintenance, and ensure that set standards are met.
• Implement and manage energy saving programs (‘green’ principles), environmental and sustainability projects.
• Assists with the technical budgeting process (Capex and R&M) including forecasting and compiling of budget variance reports.
• Prepare required technical and financial reports and feedback reports to management on issues.
• Proficient in implementation and reporting on planned / preventative / emergency maintenance and inspections of the buildings.
• Implement life cycle planning and preventative maintenance plans over a 3, 5 and 10 year cycle.
• Effectively co-ordinates and reports on Contractor Service Level Agreements.
• Effectively reports on the quality of services rendered by suppliers and ensures that deliverables from service providers are met within time and budget.
• Ensures timeous response to complaints / queries received from tenants.
• Maintain a firm control over inventory of company assets.
