Core Description

Responsible for the development of Group's wide strategic real estate plans, management of property optimization as well as the complex acquisition and disposal of assets, specifically focusing on the financial feasibility and market analyses, alternative project development methods, site selection, land acquisition, disposition, real estate asset management, commercial real estate transactions and high level real estate negotiations to achieve real estate objectives for the group.

Job Responsibilities
- Responsible for the management of various types of Real Estate assets held in trusts, including taking possession of the asset, coordinating its management, evaluating its investment potential, recommending the investment policy, and assisting in or handling the sale
- Completes and reviews investment reviews of assets including formulating investment recommendations, determining valuations for fee purposes, and determining whether a market exists for the asset
- Makes recommendations to the appropriate management committees regarding the value enhancement of assets and the suitability of retaining the asset
- Screens new business assets for Gyro providing recommendations regarding acceptance of the asset
- Manages asset looking at current ownership structure, financial statements, business operations, insurance and other important matters associated with the assets
- Monitors newly assigned assets to assure that they are placed on record, coded correctly and valued appropriately
- Analyze and provide property portfolio information and make recommendations regarding investment performance/ opportunities
- Track and analyze property market trends
- Prepare analysis and monitor performance on the key performance metrics to the business being leasing performance, income, expense and returns
- Establish and maintain mutually beneficial relationships with property managers requirements
- Conducts financial analyses to evaluate and recommend lease vs. purchase decisions
- Completes any required forecasts, budget analyses and reports of activities
- Analyze monthly performance and budget projections and compare it to annual management plan and budget, and adjust strategies accordingly
- Developing year on year business plans to achieve savings targets and working closely with the finance team to produce monthly financial status reports and future forecasts
- Evaluating investment potential, recommending the investment policy, and assisting in or handling the sale
- Assess Economic and Contracting models related to the portfolio
- Responsible and accountable for effectively managing and developing the Asset Management Team

Required Certification/Professional Registration
Qualifications

Relevant degree (NQF level 7) required, preferably a BSc in Property Studies/QS , build construction, Engineering, Architecture, quantity surveying or property project management.

A post graduate property management degree or a MBA/MBL will be an added advantage.

Experience

8-10 years relevant experience in Commercial Property market, 8 years management experience in Commercial Management and/or Commercial Asset.Management; at least 1-3 years financial modelling experience (an advantage).
