RETAIL LEASING MANAGER
Cape Town

Our client, a leading property management company seeks to appoint a Leasing Manager who will be responsible for a leasing portfolio consisting of three retail shopping centres in Cape Town.

The successful incumbent will have previous property leasing experience, coupled with a strong network of individuals in the retail and property sector. Sound negotiation skills, financial reporting experience and the ability to function at a senior management level is an essential requirement for this post.

Requirements:

• Minimum of 5 years’ experience in a property leasing environment.
• Previous experience in Centre Management will be an added advantage.
• Development and/or redevelopment leasing experience will be advantageous.
• Understanding of tenant mix and retail performance statistics
• Sound negotiation skills.
• Solid relationships with major retailers and property players.
• Solid administration and numerical skills.
• Sound understanding of budgets and financial reporting.
• Ability to function effectively in a pressurised environment.

Responsibilities:

Tenants and Leasing:
• Show potential tenants vacant retail space.
• Manage direct enquiries on vacant retail space taking suitable tenant mix of particular center into consideration.
• Communicate with tenants on a continuous basis and develop and maintain good working relationships with them.
• Ensure that the centre is optimally let at all times and that vacancies are minimized.
• Negotiate deals to optimize profits and ensure that both tenants and landlord meets are met.
• Involvement in the tenant’s specification process.
• Ensure premises are fit for tenant occupation.
• Ensure that leases falling due for renewal are followed up and timeously renewed.
• Ensure that all lease and tenant documentation is up to date, centrally recorded, safely stored and quickly accessible.
• Identifying new opportunities for revenue growth.
• Keep abreast of retail trends (local and international).

Rent collection and arrears management:
• Monitor tenant’s turnovers and calculate and collect turnover rentals timeously.
• Review rentals in arrears on a monthly basis and manage arrear rental collection process proactively.
• Maintain close contact with tenant in arrear and take pro-active steps, including legal steps if necessary, to recover arrear rentals.

Budget:
• Assist in annual budgeting process.
• Responsible for continuous monitoring of the budget for each cost centre.
