REQUIREMENTS
National Diploma in Real Estate (or similar property or legal related degree)
Mature Individual – 28 to 35 years of age
3 Years previous working experience in a similar position
Computer literacy – proficient in MS Office
Good understanding and in-depth knowledge of legalities of contracts
Knowledge of market trends and rentals
Management skills
Communication and negotiation skills


Computer literacy – proficient in MDA Property Manager
Estate Agency Affairs Board NQF4/5
Knowledge of Sectional Titles Act
Knowledge of tenant installations


DUTIES & RESPONSIBILITIES:
Marketing & Leasing
o Building relationships with tenants and brokers;
o Compiling the monthly vacancy schedule and handling the overall marketing and enquiries from brokers and prospective tenants;
o Compiling monthly leasing reports for management meetings;
o Compiling offer analysis forms for relevant department approvals;
o Compiling lease, addendum, and licence agreement signing forms for relevant department approvals;
o Compiling and presenting the annual leasing strategy, income projections, and budgets;
o Conducting credit checks and interpretation thereof;
o Controlling all leases and the storage thereof, and managing the loading and processing of all leases on MDA;
o Drafting and preparation of all offers and leases for new tenants;
o Drafting and preparation of all addendums for renewals and amendments to the lease agreements;
o Drafting and preparation of all licence agreements for parking, temporary offices, facilitation of other areas;
o Drafting of all notice letters for lease and parking cancellations;
o Liaising and negotiating with brokers and prospective tenants to conclude deals successfully;
o Liaising and negotiating with current tenants for lease renewals and relocation of offices if required;
o Managing all commission payments to brokers;
o Managing all deposits and irrevocable bank guarantees;
o Managing designated parking bay layouts;
o Managing tender processes for service providers (i.e. canteen, conference centre, gym).

OPERATIONS & TECHNICAL
o Conducting premises handovers and take-back inspections with new and vacating tenants;
o Manage all tenant installation allowance payments to tenants;
o Parking plan updates in lift lobbies;
o Signage updates in lifts, lift lobbies, and main reception.

ACCOUNTS
o Pre-billing checks of rental invoices and statements;
o Reporting on monthly budget variances;
o Sundry billings and corrections on MDA Property Manager.
