Should have a proactive personality and willing to work odd hours.
Must be well organised and work according to self-imposed schedules and plans.
Proficiency in Microsoft Office essential.
Min of 3 years’ experience as a maintenance manager in the property or hospitality space.
Education: Grade 12. Trade certification such as electrician or plumber will be an advantage. Any experience in the construction industry may be an advantage too.
Manage the maintenance team and contractors in order to keep the site’s maintenance to the standard required by the landlord.
Recruit suitable artisans and tradesmen to fulfil the roles needed above.
Develop a Planned Preventative Maintenance (PPM) schedule for the entire property
Ensure that full preventative maintenance is carried out including heat pumps, booster pumps, electrical installations and plumbing.
Full monthly inspections to be done of common areas and 2-3 times a year in rooms, and a planned repair schedule will be provided monthly to the RESIDENCE MANAGER and executed by the maintenance manager.
Inspections at the start of the year and end for entry and exit sheets must be done and provided to the Admin manager.
Monitor and test wifi and DSTV and report faults promptly.
Provide the RESIDENCE MANAGER with a full variance report on the asset register every quarter for common areas and twice a year for every room.
The Maintenance Manager have to familiarise themselves with the recovery guidelines and liaise with the Admin Manager in order to facilitate maintenance recoveries from the students.
Develop a price list per item including labour for every typical maintenance breakage and provide to the Admin Manager for recoveries.
Monitor and respond to the maintenance report book and ensure items are responded to in the timelines required by the company guidelines.
Summarise job cards and send to the RESIDENCE MANAGER.
Develop clear accountability for the maintenance material spend, combined with a strategy to manage expenditure by working within the budget provided.
Stock to be secured and dispatched from access controlled stock rooms. Stock to be counted every month including cleaning materials & tissues.
Follow company procedures for procurement, expense management & reporting.
Report and follow up electrical and water problems arising from the municipality diligently.
Ensure clear communication to the Admin office and the Communications Officer on any problems that may affect service to students.
Manage the gardening and waste management team to ensure that the grounds are neat as per the standard required by the landlord at all times.
Arrange for the removal of rubble and waste materials from the site as and when needed.
Participate in weekly or monthly management meetings to report on maintenance issues and strategies as required.
Ensure that the vehicles and all equipment (lawn mowers, side cutters etc) on site are maintained and accounted for.
Enforce disciplinary measures in the event of absence without leave or dereliction of duty. Provide input into the performance management system as devised by the RESIDENCE MANAGER.
