Managing Director – Property Sector

R2 000 000 CTC per annum, depending on experience

Our client, an eminent South African based organisation, provides a fully integrated property development and management service in the commercial, retail and industrial sector is seeking an intrepid Head of Operations.

Leading this team to function at an optimal level, you would be responsible for enacting company policies and procedures for Facility and Property Management Operations company-wide, to ensure that commercial properties under management are operating in compliance with Company and Client objectives and in accordance with contractual obligations, and industry best practices.

As a National Head of Operations, you will interact with professionals throughout the organization giving you exceptional opportunities for career enrichment. In this role, you will report to the EXCO at board level.

Personal Requirements:
? Male, Mature - 40’s
? Bachelor’s degree strongly preferred. (Business Management of Financial Management)
? 10 years Property Management experience, preferable, 4-5 years senior management experience at Executive Level
? Strong leadership qualities. Ability to supervise, train and motivate large team of staff
? High EQ level
? Excellent understanding of Systems, Policies and Procedures
? Across the Board experience in Commercial, Industrial and Retail
? Excellent communication skills – verbal and written with ability to deal effectively with all levels of company and client personnel.
? Experience establishing vendor specifications for building services, building operational budget creation, proven experience managing & reducing operational costs and solid experience with property management systems.
? Candidate must have a proven track record of highly developed interpersonal skills and ability to quickly build rapport with all levels of staff.
? Proven experience in process improvement and operational excellence.
? Preference will be given to candidates living within a 20km radius of Bryanston
? Non-smoker

Responsibilities:
? Supporting the Property Management Team, the Facility/Property Operations employees, particularly Property/Facility Managers
? Working with Facility/Property Managers to assure that all proper documentation is in place for maintenance and that all properties conform to national, local and industry requirements.
? Working on new business as a transition Team Leader to assure that new accounts are assimilated into the organization in an organized and methodical manner, to effect a smooth transition.
? Provide guidance and support to field personnel, including overall planning, and direction, in order to achieve safety, operating and financial goals and process efficiency
? Ensure all Operational Processes are in place for Utilities, Maintenance, Risk, OHS, General Warranties, SLA’s etc
? Support the operating and capital budget development process for each account.
? Assists in hiring, training and developing field champions.
? Develops and maintain the Operating Dashboards, which are used in monthly CEO/COO meetings, to track current performance of key metrics and KPIs
? Work to develop motivational programs to achieve excellent performance and exemplary service to clients.
? Reporting at an executive level on Financials, HR, KPI’s,
? Ensuring that all Property Management Teams complete tasks assigned and projects assumed
? Client liaison and People management
