We have a great job opportunity for a Portfolio Manager to join a Non-profit property company in Cape Town. You will be responsible for the day to day management of a defined and growing property portfolio of owned and leased properties (currently 1598 residential units and 7100m² of commercial property) to achieve targeted returns through careful analysis, planning and efficient management. Your key job responsibilities as the Portfolio Manager in Cape Town will include:

- Define and implement service levels within the portfolio
- Responsible for driving portfolio performance against agreed budgets, plans and targets
- Recommend changes to the master and market rent rolls
- Implement property life-cycle planning and monitoring
- Make recommendations regarding the reinvestment or disposal of properties to enhance the portfolio’s performance
- In consultation with Property Managers and Senior Facilities Manager recommend al planned maintenance of properties in the portfolio
- Define and implement strategies to optimise the income streams of properties in the assigned portfolio
- Define and implement strategies to optimise the performance of the properties in the assigned portfolio through reducing expenditure
- Manage procurement processes in the portfolio to achieve optimal use of company resources
- Negotiate and manage contracts with service providers and suppliers
- Oversee the enforcement of company policies and rules in the portfolio
- Ensure regulatory compliance, the maintenance of statutory records and the submission of statutory reports
- Drive portfolio and individual property performance against their approved income statements and target yields
- Identify and implement corrective actions to ensure the portfolio achieves budget and targets
- Critically analyse management accounts
- Manage net income and net yields aligned to budgets, plans and targets
- Define and implement strategies and corrective actions to achieve customer service targets within portfolio

Requirements for this Portfolio Manager job in Cape Town:

- 3 years’ experience in property portfolio management or 5 years relevant experience in general property management
- Experience in a supervising position
- Knowledge and understanding of the legal framework governing property law in South Africa
- Knowledge of the Occupational Health and Safety Act
- Sound knowledge of contract management and cost budgeting
- Sound understanding of property management and the principles of commercial and residential property development
- Working knowledge of Property Asset Management
