Position: Operations Manager: Maintenance Department
Location: Johannesburg
Department: Facilities
Reporting to National Facilities Executive
CTC R40 K to R43K plus provident fund of up to 5% Co. contribution

Role and Responsibilities: You will be at the heart of our maintenance and empowered to deliver on our mission to provide a leading student product and experience. You will be responsible for the identification, of maintenance tasks and ensure that maintenance standards and the Maintenance team service delivery output is maintained and any ensure any other maintenance projects deliverables as and when required.

As the Operations Maintenance: Maintenance Department you will be expected to operationally manage the department and its staffing component to deliver the output and expectations as defined by the Company’s Strategic objectives by delivering the standard of service as defined within the SOP. You will be required to implement new and innovative ideas and tools to deliver cost-effectively and efficiency, have oversight of the maintenance storeroom and the product range within.

• Matric
• National Diploma in Mechanical/Electrical Engineering or relevant

EXPERIENCE & SKILLS:

• Must have at least 5 years’ experience in a similar operations manager – maintenance department position.
• Must be computer literate:
o Word
o Excel
o Outlook
• Valid driver’s license and own transport
• Must have a wide knowledge of the different trades, (Electrical, plumbing, carpentry).
• Favorable will be a qualification on one of the above.
• Operational management experience including:
o understanding of IR matters
o Strategic Planning
o Implementation and Monitoring
• Budget planning, management, and controls
o Including project management of CAPEX and OPEX spend
• Development, implementation, and management of processes and procedure to ensure compliance
• Must be able to manage a maintenance team i.t.o

Key Performance Areas
Duties
• Manage the work conducted by the maintenance team (standards must be met by the in house artisans as well as Contractors)
• Manage the maintenance standards in the buildings.
o Including having national oversight of the various regions and the quality of work done to ensure national standards are being delivered
• Work with maintenance managers in the establishment and maintenance of:
o Scheduled
o Planned
o Emergency
o Life cycle
o And preventative maintenance programs
• Manage the implementation of an effective online maintenance report system within all buildings
• Follow up on maintenance log and check current and if it is within a 24-hour time frame;
• Investigate and track customer concerns and make recommendations for corrective action
• Direct maintenance managers on completion of a weekly report with the on the job card status for the region/buildings under your control in the approved format;
• Ensure that the job cards are being managed and controlled correctly;
• Ensure vacate and intake is managed in accordance to departmental objectives; and
• Dealing with contractors including price negotiations.
• Cost of student damages/vandalism must be managed and controlled in order for the client to recover these funds, as such you need to ensure you communicate this timeously and accurately;
• Complete building maintenance budgets, in conjunction with your line manager
• Analyze maintenance expenditure per building on budget vs. actual with reasons for differentiation in liaison with the stores' department and all other relevant stakeholders;
• In liaison with the procurement office, analyze and come up with recommendations of a nil stock in the maintenance stores
• Manage the stocktaking processes with relevant parties in the maintenance stores and ensure maintenance stock management and control is be ing adhered to by all relevant stakeholders
• Obtain quotes for maintenance projects from suppliers when required;
• Maintain and control the purchasing of materials required for maintenance.
• Hire, train, manage, and evaluate the maintenance team and come up with training interventions.
• Direct maintenance team on the maintenance app when implemented.
• Plan, direct, and schedule facility and equipment maintenance, monitoring productivity and compliance to the procedure.
• Perform productivity and procedural analysis, reporting and implementing results in procedural strategy.
• Define and implement maintenance policies and procedures and make recommendations to the National Facilities Executive.
• Respond to maintenance emergencies and perform some major maintenance tasks when required.
• Complete maintenance strategy and come up with the best maintenance solutions for the business.
• Direct and complete key performance indicators for maintenance managers and come up with performance interventions when required.
• Analyze reports and make recommendations for improvement in processes and procedures
• Provide preventative maintenance control measures to drive maintenance operational output
• All other ad hoc tasks and responsibilities as assigned by management.
