Our Client, an established Property Management company in the CBD of Cape Town, is looking for an experienced Property/Building Manager to join their team.

Duties will include (but not limited to): 

Inspect building regularly to ensure premises are kept clean at all times
Ensure cleaning staff have full complement on site and ensure cleaners are performing to required levels
Ensure security staff have full complement and guards are neat and tidy
Maintain good tenant relations and react immediately to tenants/owner’s complaints by reporting to Property Manager
Inspect premises after tenants have vacated and record any damages; obtain quotes to repair where necessary in order to recover from tenant’s deposit
Ensure vacant premises are kept clean and presentable
Maintain inventory of toiletry/cleaning materials/lights/ceiling tiles and ensure timeous ordering through Property Manager
Ensure contractors on site report to security office and indemnity forms are signed.
Monitor repairs and maintenance work on site and give feedback where required to Property Manager
Assist with fire-drills annually to ensure all tenants are aware of emergency evacuation procedures
Perform routine inspections of the building to identify maintenance problems and report to Property Manager.
Inspect fire escapes to ensure that staircases are kept clean and free from any obstacles as well as emergency lighting is in good working order
Ensure all access control systems are in place and that all rules are adhered to
Monitor storage areas – must be kept clean and tidy and inventory list kept updated
Ensure that buildings and contracts adhere to OSH Act and or any other ordinance that may apply
Where necessary meet contractors on site and record all contractor activity on site
Complete maintenance register on a daily basis
Advise Property Manager where tenants are contravening house rules
Advise Property Manager of any security incidents
Show potential tenants/brokers vacant areas and arrange keys where necessary
Ensure tenants shopfronts are kept clean and presentable
Ensure tenants comply with all house rules, signage, trading rules etc
Monitoring the Pay on Foot parking machines and handling the parking cash register if Pay on Foot not operational
Assist with any marketing promotional initiatives
 Minimum Requirements: 

Matric
Minimum 3 years’ experience in tenant management
Relevant qualifications in Health and Safety
Efficient and able to work well under pressure
Fluent in English and Afrikaans
Own car and valid licence
Young and vibrant
Salary on Offer: R 15 000p/m
