POSITION: Property Development and Acquisitions Coordinator – Cape Town
LOCATION: Sea Point (2 days per week) and Woodstock (3 days per week)
SALARY: Between R16-20kpm TCTC based on experience and qualifications (benefits applicable after completion of probation period)

OVERVIEW:
Urban property developer with niche focus on apartment living in the Atlantic Seaboard and City Bowl of Cape Town, needs a Junior Property Development and Acquisitions Coordinator. The role would entail focusing on the rapid growth and acquisitions for the Group as well as concentrate on a number of property-related projects. This would encompass a number of key functions being market research, property acquisitions, deal administration and management and financial analytics.

Qualifications & Requirements:
• Property/Construction Studies Degree or similar (including Valuations, Development Management)
OR
• A Business/Legal Qualification with property industry experience
• Minimum 1 – 2 years’ property development/property management/acquisitions or listed funds experience
• Excellent at planning, organising and administration with strong attention to detail
• MS Excel and MS Office Suite
• Good at working within deadlines
• Positive attitude and good communication skills
• Financial and analytical skills
• Team player attitude and eager to learn
• Need to be able to work in a dynamic, fast pace environment
• Must have valid driver’s license and own reliable car as will be based in Woodstock for 3 days a week and 2 days in Sea Point and company will reimburse for work related travel for meetings

Duties:
A. Acquisitions & Legal
1. Populating new Offers to Purchase (OTPs) and preparing OTP legal summaries
2. Preparing financial deal summaries on potential new acquisitions
3. Collecting the information required for due diligences on new acquisitions and ensuring the successful completion thereof
4. Reviewing salient terms of legal documents on new acquisitions and bank documents, and feeding the necessary information to the legal department
5. Requesting the measurement of new acquisitions and arranging access for land surveyors, site team etc., where required
6. Assisting the legal department in documentation required for the registration of bonds, development finance, new acquisitions or other related items
7. Deal tracking on acquisitions and providing timing updates to senior leaders and asset management teams
8. Preparing any council related submissions for acquisitions or development submissions
9. Assisting the legal department in the preparation of contracts and offers to purchase
10. Reviewing insurance schedules for properties and updating as necessary
11. Assisting the legal team in drafting new development legal packs including sales plans, spec sheets, rules and budget and levies
12. Preparing budget, levies and estimated rates for new developments
13. Assisting the various internal and related teams in preparation for the handing over of buildings

B. Accounts Administration & Finance
1. Informing accounts and any other related teams of any new acquisitions and timing implications
2. Review finance terms of agreements and ensure accounting and legal has all the salient terms, repayment profiles etc.
3. Monitoring the transfer process and ensuring that the accounting department is fully informed of estimated timelines and cash flow implications
4. Providing the weekly payment run with supporting documentation
5. Maintaining systems and processes
6. Preparing analyses and maintaining records of all funding terms, profit share agreements etc., in order to forecast and highlight trends
7. Interest monitor and forecasting on developments

C. Administrative & Systems
1. Digitizing and hard copy filing where necessary
2. Maintaining and updating systems and processes
3. Organising any documents, resolutions or agreements to be signed by shareholders and respective entities with the legal department
4. SalesForce – loading properties, checking components & maintaining records

D. Market Research & Tracking
1. Researching current developments, market related rates for similar developments and products on the market
2. Staying up to date with releases of new and upcoming developments in Cape Town and saving and analyzing the respective information
3. General updates and understanding of business, economic and political climate and impact on business
4. Preparation of quarterly market reports into Sales Team

E. Other
1. Any and all ad-hoc items as the company sees fit
2. Preparation of any presentations required in the Growth and Acquisitions Space
