Property Manager (Sectional Title)

Our client a leading property management concern seeks to appoint an experienced Property Manager to manage the allocated portfolio of Sectional Title properties. Be responsible for managing budgets, site meetings, meetings with trustees as well as managing support staff

Requirements
• Minimum of 3 years Sectional Title property management experience
• FETC Real Estate (NQF 4) or equivalent as per the EAAB’s matrix
• Registration with the Estate Agency Affairs Board
• Knowledge of prevailing Acts, including the Sectional Titles Act, Sectional Title Schemes Management Act and the Community Schemes Ombud Services Act
• Strong Financial acumen
• Good organizational skills
• Delegation skills
• Solid people management skills
• Ability to work under pressure

Responsibilities:
• Overseeing the Facilities Administrator’s role with regards to the daily liaison with contractors, trustees, owners and or insurance companies
• Meeting with Facilities Administrator iro the repairs and maintenance of the portfolio and reviewing the outstanding works orders
• Daily authorization of creditor invoices
• Managing debtors administration iro portfolio arrears.
• Presentation of comprehensive management packs at the trustee meetings
• Resolution of disputes between owners and or trustees
• Dealing with the staff of the clients as well as labour relations issues associated thereto
• Provide guidance to owners and trustees on the relevant Acts, and procedural matters of meetings
e.g. quorum requirements, voting rights etc.
• Attendance at trustee and general meetings.
• Reviewing each buildings’ performance against budget and making suitable adjustments and projections
• Commenting on variances against budget for every building
• Reviewing the clients’ management accounts before issuing
• Investment of the clients’ excess funds in an investment account
• Preparation of annual budgets
• Sourcing of insurance quotes for the client
• Updating the 10-year maintenance plan and forecasts
• Conduct regular site inspections
• Obtaining replacement valuations for the Sectional Title Scheme (normally every 3 years)
• Employ green building practices and reduce the clients’ building’s carbon footprint.
