Building management: this responsibility will be mostly supervisory though the residence manager will be held accountable for all aspects of the buildings:
Inspections
Security
Maintenance – ongoing as well as preventative
Health & Safety
Cleaning & waste management
Project management
Stores management
Management & maintenance of equipment, furniture & vehicles
Staff management
Residence management staff will report to the residence manager including:

i. Maintenance manager

ii. Security manager

iii. Cleaning supervisor

iv. Administration manager

The residence manager will have overall responsibility for 65-70 staff members
The residence manager will have ultimate responsibility for disciplinary procedures and processes
Arrange training for security, cleaning & maintenance staff as and when necessary.
Tenant management
Head lease management: regular meetings and interaction with head lease tenants to deal with student, security and maintenance issues
Tenant administration: supervision of the administration of individual student leases and complaints
Deal with escalated complaints in professional and diplomatic manner.
Ensure adequate communication at all times.
Expense management: The residence manager should at all times be aware of the budget and manage building costs according to the company’s policies.
Revenue management: The residence manager will assist the head office collections team with revenue collection and reporting.
