Our client, a leading asset and property management company seeks to appoint an Operations Manager to oversee a retail centre in Cape Town. The successful incumbent will have a sound technical building management understanding and will be responsible for the effective operations management of the property and facilities.

The ideal incumbent will be an analytical professional, who is a self-starter and is able to effectively manage a team. An out-of-the-box thinker who thrives under pressure with a strong hands-on approach and work ethic.

Requirements & Competencies:

• Minimum of 5 years experience in a property/building management/facilities environment.
• A Diploma in Property Studies, Building Science or Facilities Management or a technical qualification will be advantageous.
• A solid understanding of all aspects of building maintenance management; electrical, HVAC, plumbing, pneumatics etc.
• Sound budgeting and cost control experience.
• Clear understanding of SLA’s and Lease Agreements.
• Sound Project Management skills.
• Sound knowledge of the Occupational Health and Safety Act.
• Stakeholder management skills.
• Computer literate (full MS Office package).

Responsibilities:
• The Operations Manager will be responsible for overseeing the maintenance of the property as well as the equipment so they are fully operational at all times.
• Responsible for the upkeep of the asset register.
• Responsible for budget preparation, monitoring and control of budgets as well as management report back.
• Set and implement planned / preventative / emergency maintenance.
• Ensure that life cycle planning and preventative maintenance plans over a five-year period are set and managed accordingly.
• Manage tenant installations and take-backs.
• Ensure timeous responses to complaints received from tenants.
• Manage and co-ordinate all maintenance projects with handyman on-site.
• Manage soft service contractors and report on quality of services.
• Co-ordination with local authorities ie; water issues, building regulations etc.
