Our client, an industry leader in asset, property management and development, seeks to appoint a Property Leasing Development Consultant who will be reporting to the Head of Development. The successful incumbent will be responsible for the formulation of optimal Leasing and Marketing strategies for Developments and implementing those strategies according to the business objectives.

Requirements

• Relevant Degree in the property field would be advantageous.
• At least 8 years of letting experience in the office letting field in Gauteng.
• Sound understanding of contract laws in terms of Development Leases, etc.
• Sound property letting negotiation background
• Development and/or redevelopment and relocation leasing experience
• Property marketing and sales background (relevant certificates would be advantageous)
• Excellent negotiating and communication skills with existing major stakeholders and property players
• Must be able to build rapport with clients and maintain those relations.
• Understanding of tenant mix and office performance statistics such as rent to turnover and trading densities
• Understanding workplace strategy and be able to advise clients on the latest tends
• Sound understanding of sustainable building advantages and building wellness standards.
• Understanding of the development process

Responsibilities

• Involvement in the formulation of the optimal Leasing and Marketing strategies for Developments and implementing those strategies going forward.
• Show potential Clients vacant Office space and or development proposals
• Deal with direct enquiries on vacant Office space
• Deal origination including follow up on key accounts
• Drafting of Offers to Lease to prospective Clients and ensure timeous signing of all legal documentation and ensure all lease negotiation and structuring are done to enhance the developments return
• Responsible for all vacancies in the Development portfolio, which may change from time to time
• Process letting deals and work with appropriate documentation to complete lease processes
• Involvement in the Client’s specification process to co-ordinate costings and related operational management with all role players
• Inspect and ensure that the clients are fit for client occupation in conjunction with development Manager
• Must negotiate deals to optimize profitability for the development
• Keep abreast of Office and Workplace trends (local and international)
• Build relationships with existing and new Clients
• Assist with the relevant aspects of budgeting process and market surveys
• Ensure that outstanding leases not finalized are kept to minimum at all times
• Strategically align / interface with Asset Management Strategies procure superior deals within the investment criteria
• Analyse and manage new opportunities to maximise the returns and unlock the value of vacant land and bulk in hand in conjunction with the Development Manager
• Build strong client relationships and formulate strategic / alliances and pursue key accounts Clients in the Development space
• Obtain market intelligence and advise on Trading and Development opportunities
• Update marketing material such as brochures, etc and coordinate presentations in conjunction with Development Manager
• Create a potential new Development Client target list and ensure ongoing communication i.t.o the CRM system.
• All such other reasonable duties required from time to time to effect smooth operation of the development division.
