Our client based in Sandton Johannesburg is looking hire a Senior Portfolio Manager.

This is what the job entails.

Managing Own Portfolio:

* Marketing & Campaign Management:- Checking and approving of campaigns Description and photo quality Price approval Spot checking of online advertisements Viewings linked to campaigns Recording of leads data.
* Tenant vetting- TPN Checks, Landlord/Employee checks and Uncontacted leads management.
* Utilities management.
* Handovers & Inspections.
* Manage portfolio – New leases, Renewals, Vacancies, Repairs and Maintenance and Debtors.
* Check tenant statements monthly.
* Weekly Sectional Scheme report:- To be completed and submitted monthly to management to include review Security, access & cleanliness Occupancy and tenants Day to day problems items as they arise Market research in the area – Rental Amount, Competition, Changes to the area.

Managing Portfolio Managers:

* Training new PM’s in processes and procedures.
* Ensuring PMs’ work is accurate, correct and up to date.
* Ensure key performance measures of each portfolio are managed:- Letting properties privately & time taken to let a property (target 10-15 days) Achieving, on average, higher rentals than projected on acquisition Ensuring occupancy levels of 98% in JHB are achieved and maintained Manage Vacancy, Non-performance & recoveries Manage rental insurance cover and claims Managing repair and maintenance expenditure and recording of information Final tenant vetting and approval Managing annual lease escalations at 8% minimum Closing down tenant accounts & deposit refunds Ensuring tenant statements are sent out timeously – digital and hand delivery.
* Training, skills development and education of PM team.
* Portfolio risk mitigation.
* Escalations for portfolio manager issues / portfolio issues ( Tenants; Contractors; Municipal; Body Corporate)
* Advertising/Marketing needs of PM’s to be escalated to the Marketing Dept. action.
* Salesforce Authority to Approve & monitor Gremlins is to a minimal.
* Authorising petrol claims.
* Authorising Applications.
* Authorise invoices before getting Head of leasing to do final authorisation.
* Authorise deposit refunds before getting Head of leasing to do final authorisation.
* Quarterly audit of PM Portfolio.
* Quarterly PM Appraisal.
* Chair weekly PM/APM Meetings and One on One with your team.
* Chair weekly PM/APM Meetings with fellow Team Leader for the entire PM contingency.

Managing Assistant Portfolio Managers:
* Training new APM’s in processes and procedures.
* Ensure APM’s are assisting PM’s appropriately.
* Quarterly APM Appraisal

Reporting to Head of JHB Leasing on a weekly basis:

* SS Reports comprising of:
Vacancies
Debtors
Advertising Body Corporate issues Complex issues.
* HR reports – performance (absenteeism, leave, housekeeping, dressing, site visits, use of co car, abuse if any of laptop/3g/cell phone)
* Update on any operational Changes in Prime – Accounts; Technology
* Any ad-hoc item as the company sees fit

Requirements:
1. minimum 3-5 years experience in similar role
2. Excellent knowledge of residential rental property market
3. Education in either Property or Management-related fields.
4. Professional and presentable.
5. Able to work well under pressure and meet deadlines.
6. Team-leader

Remuneration:
* R25 000 per month (Basic R20 000 + Incentive potential of R5000)
