KEY RESPONSIBILITIES

? To follow up Landscaping and Cleaning works and to ensure that conditions of the rail reserve and buildings are at a standard that will ensure maximum operational efficiency and maintain standards of product quality and service.
? To achieve the quality and performance targets
? Follow-up on technical objectives related to the quality and the efficiency of the maintenance activities.
? To manage the maintenance sub-contractors for Cleaning and Landscaping.
? Ensure landscaping and Cleaning works maintenance plans are executed and equipment is ready for use as required and achieve result in infrastructure scorecard
? Conduct investigations into safety critical failures and ensure recommendations are implemented.

QUALIFICATIONS AND EXPERIENCE

? Grade12 senior certificate ? Higher Certificate in Facilities Management (NQF5) or Advanced Certificate in Facilities Maintenance Management (NQF6)
? Safety management (OHS acts).
? General technical knowledge
? Computer literacy: MS Word, Excel and MS Outlook
? Good working knowledge and experience with building maintenance elements i.e. Electrical, Plumbing, tilling, Roof, Painting and Landscaping
? At least 10 years’ relevant experience
? Fluent in English

JOB DESCRIPTION

? Manage maintenance sub-contract with respect to safety, quality and technical issues
? Review annual budget, maintenance expenses and explain monthly budget variances relating to Landscaping and Cleaning.
? Ensure all environmental and safety rules are respected and alert Executive Maintenance of any environmental or safety issue.
? Participate into the implementation of the Maintenance Plan and make sure results are achieved.
? Ensure maintenance plan is executed effectively and equipment is running as required.
? Adhere to continuous improvement principles.
? Ensure minimum levels of equipment downtime including timely and effective response to breakdowns.
? Attend to service calls, plan, and implement an appropriate response to resolve service requests effectively and efficiently.
? Conduct routine maintenance, spot checks of contractors, and maintenance inspections and practice preventative maintenance
? Abide to general housekeeping rules
? Ensure all Sub-contractors compliance with OHS Act policies and procedure. Ensure regular safety audits are conducted.
? Ensuring that all agreed routine plant checks and testing are carried out to the specified frequencies and in accordance with Plant Operating Instructions.
? Ensure contractors comply with all applicable regulations.
? Analyse and rectify equipment defects in a timely manner to avoid downtimes.
? Issue penalty/ies and take corrective action on any non-compliance by sub-contractor.
? Monitor compliance to SLA with sub-contractor.
? Update maintenance specifications and procedures.
? Conduct analysis on obsolescence treatment.
? Undertake any other duties as assigned.
