Job Description:

To ensure the efficient day to day running of the Property
To act as the Landlord’s representative in all matters, pursuant to the Company’s interest in conjunction with the Landlord’s Managing Agent.
To identify maintenance problems and prioritize their resolution of these in the shortest possible time. Works order forms will be issued by after approval by the Portfolio Manager. A copy of each order is to be emailed within 24 hours of being issued.
All communications to tenants and suppliers are to be copied within 24 hours of initiation.
To follow up all outstanding matters and sending out reminders. To respond to all invoices received within 24 hours
Responding to queries within 24 hours and copying the response or resolution within the same period of time.
To establish good working relationships and maintain good communications with all Tenants. This requires relationships and regular communication with instore staff as well as regional or national management teams.
To ensure security team is managed effectively and efficiently and quick resolution of any issues which may arise.
Management of monthly utility usage including analyzing any problems and sense checking all readings.
Management of staff employed directly at the centre including all HR requirements
To supervise and oversee outside service providers and contractors, efficiently and effectively
To attend to maintenance items timeously
To assist where possible with the renewal of leases
To take responsibility for the Property

Qualifications:

The applicant should preferably have previous experience in managing a retail environment
Ability to communicate effectively and legibly in English is a must, this includes all mediums e.g. in person, email, telephone, whatsapp etc.
Ability to communicate in Afrikaans would be an advantage
Good computer skills with knowledge of MS Office products especially Word, Outlook and Excel
Applicant should be self-motivated, show initiative and be passionate about client relations, and also be willing to go the extra mile. They should have high levels of integrity and be completely trustworthy.
Applicant must have own transport and code 08 drivers licence
Position does require some after-hours work and weekend work
Performance will be incentivized on a quarterly basis against certain measurable outcomes
