Our client, an industry leader in property management in South Africa, seeks to appoint a Building Manager / Facilities Manager to manage a retail centre in Bloemfontein. The successful incumbent will have a minimum of 5 years technical building management experience with a sound understanding of general electrical, HVAC, plumbing, security etc services.

Skills & Qualifications
• Minimum Grade 12.
• Minimum of 3 years practical building or facilities management experience
• A Mechanical or Electrical Qualification with a minimum of 2 years practical experience will be advantageous in this role
• Knowledge of safety, fire and emergency procedures will be advantageous
• Knowledge of Occupational Health and Safety Act and relevant legislation will be advantageous
• Knowledge of SLA’s and lease agreements will be advantageous
• Knowledge of basic technology in building (electrical, plumbing and construction) is extremely essential
• Knowledge of mechanical and air-conditioning systems
• Knowledge of day-to-day operations (cleaning, security)
• Have previous exposure to a Building Management System
• Strong verbal and written communication skills - advanced
• Budget management skills
• Conflict management skills
• Report writing skills
• Project management skills will be advantageous
• Time management skills is very important

Key Performance Areas:
• Quarterly and Daily Completion of maintenance work identified and complete inspection report within time set in SLA.
• To set and implement planned/preventative/emergency maintenance in conjunction with the Portfolio Manager, as well as disaster and emergency planning
• To ensure that life cycle planning and preventative maintenance plans over a 3, 5 and 10-year period are set for properties under management
• To ensure effective asset control by setting and managing the asset register
• To manage energy saving programs (‘green’ principles), environmental and sustainability methodology in the portfolio
• To prepare and manage the technical budget (Capex and R&M) including forecasts and budget variance reports in conjunction with the support of the Portfolio Manager.
• Meet maintenance Budget Benchmark actual maintenance against Year on Year average growth over 3 year cycle.

• To manage the Service Level Agreement with Suppliers and manage their performance.
• To ensure that compliance is maintained with building and statutory regulations
• To manage and respond timeously to technical complaints and queries received by tenants.
• To manage the relationship with the tenants, including tenant installations and asserting budgetary control .
• To conduct regular inspections, including technical, housekeeping, service contract and Take-On and Take-Back inspections.
• To manage and coordinate staff activities and deliverables, implementing work schedules and effectively using the company performance and development management system.
• To manage both “hard” and “soft” services, monitoring the quality of services and deliverables provided by suppliers, ensuring they are within budget by negotiating the advantageous pricing structures,
• Energy Management (including meter readings) & Municipal Accounts (including electrical recoveries).
• Register feet-counts in shopping centers daily (Rental only)
• To prepare required technical and financial reports and feedback reports to management on issues
