Our client, in the Property Development industry, requires the service of an innovative CEO who will be responsible and accountable for the overall management of the company’s operations in an African country.

Key performance areas:

? Develop an environment that promotes the Company’s culture, overall Company vision and positive performance and morale.
? Provide the mentoring, coaching and leadership to build a first class property development and sales/leasing organization.
? Develop and recommend to the Board of Directors annual and five year plans for development which encompasses sales, product, pricing, operational objectives, financial resource requirements, plans to raise funding and set out the financial targets, budgets and cash flow needed to achieve profitability and return objectives.
? In conjunction with the above, maintain and update annually the project’s master plan for infrastructure and utility requirements, land-use and common area allocations, land cost per m² by land use, sales and product development absorption targets and the necessary pricing to achieve return objectives.
? Report monthly on performance to the Board of Directors.
? Conduct appropriate market research to define market potential for products in the development, price points and rates of absorption.
? Managing the preparation of detailed engineering and design needed to implement the master plan, the specific product design sufficient to achieve determined cost, market price points and margin feasibility to reach profit and IRR targets.
? Develop and procure bank financing, private equity sources and institutional funds for capital raises as may be required to fund the annual business and the five year plan execution. Develop strategic alliances and joint venture partnerships as appropriate alternatives
? Manage and monitor the execution of the Annual Board approved business model and the achievement of the approved financial, sales, construction and operational targets through ongoing interactive monitoring of performance and periodic formal financial and operational reviews with the Company’s executive team.
? Closely manage construction projects and its completion on time and in budget.
? Oversee day-to-day operation of the Company’s financial, legal and administrative functions in Cape Town.
? Ensure that the financial systems and personnel are in place to provide comprehensive financial and management reports necessary to track financial performance and operating results.
? Ensure the Company’s wide legal and regulatory compliance, its best practice and prompt legal service in support of the operating and sales team’s needs.
? Execution of sales and marketing programs.

The successful candidate must have:

? Matric with a Post-graduate Business Related qualification e.g. Civil Engineering, MBA etc.
? Strong communication and negotiation skills
? Possess cross cultural awareness, organization astuteness and team a spirit.
? Proven leadership qualities and an entrepreneurial mindset with sound risk reward assessment/quantification skills.
? Strong networking skills with key clients, prospective clients, government entities, financial institutions as well as other high values stakeholder in the community/country.
? Proven construction management skills
? Proven managerial economic, financial and leadership track record
? Tested entrepreneurial instincts
? Proven sales and leasing skills
? Experience managing and motivating a sales team and staff
? Be an excellent communicator and have a positive and collaborative approach to managing employees, clients and interactions with the Board of Directors
? Must be able to travel outside the boarders of South Africa for 2 weeks of the month
