Project Manager: Commercial Property Development (Mixed Use)
Salary in keeping with market and full benefits and level of experience
Johannesburg

Our client is a multi-award winning Property Developer who has been at the forefront of creating ground breaking spaces for businesses across South Africa for over 30 years, with a focused approach on developing space for commercial, retail, industrial precincts

MINIMUM QUALIFICATIONS:
• B. Degree from recognised university
• 5 years’ experience in Commercial Property Development/Project Management
• Financial/numerical proficiency

Roles and Responsibilities:
• Manage all aspects of allocated Projects
• Arrange and mange Design/ Tenant/Site Meetings
• Prepare and update monthly budgets & weekly cash flow
• Prepare payments for approval, draws for income and invoices
• Maintain overall project profitability
• Offer additional services to clients for increased fee earning where possible
• Ensure onsite quality is up to standard
• Arrange the appointment of all professional consultants within the allowed budget
• Make sure the project professional team provide the necessary service for the successful project completion
• Manage the appointment of main contractors and subcontractors
• Complete the investigations as to products, systems and contractors for inclusion or implementation into projects
• Manage contractors’ performance and monitor the programme to complete the project on time
• Complete Management reports for Shareholder & Tenant Management meetings
• Ensure all contract documentation is complete prior to signing
• Manage claims on contractual issues.
• Obtain the necessary resolutions for signing of contracts
• Complete Final Project Recon & Budget Recon
• Ensure appropriate review of drawings is complete
• Ensure project costs are contained by value engineering
• Ensure development agreements are complete before commencement
• Ensure pre-disbursement issues are resolved so funds flow prior to project commencement
• Hold meetings with funders, resolving issues where necessary
• Minutes of meetings
• Complete projects to company standard and sustainability requirements
• Ensure all local authority issues are resolved & project complies with regulations
• Compile handover documentation on completion of project
• Complete all necessary correspondence to ensure protection against legal dispute
• Ensure project documentation is filed correctly
• Manage final accounts incorporating penalties if applicable
