Minimum Requirements:
-Friendly and professional individual, aged 35 years maximum
-Afrikaans and English first and second languages a must
-Leasing administration experience in specifically student accommodation a must
-Computer literate in MS Excel and MDA Property Manager software a must
-Courteous, respectful and honest
-Accurate with attention to details
-Willing to work after hours when required
-Able to multitask
-Stable employment record
-Contactable references
-Must be willing to do online competency and personality assessments required by employing company
-Ensure all tenant documentation regarding leasing of student room is in order and is filed correctly. (Lease Agreement; Tenant information and documents; Consent Forms; Proof of payment of deposits and rent; Any correspondence with the tenant from time to time; Pre-and-Post room inspections; Deposit refund form and account reconciliation; Acceptance of keys.)
-Capture all leases on accounting system in place (MDA) accurately with all relevant information imputted
-Prepare a monthly leasing schedule that is verified against actual occupancy, bio-metric access system and purchases of pre-paid electricity;
-Run monthly rent roll setting out all billing information and to ensure the accuracy thereof;
-Print/email rental statements to tenants every month;
-Upload receipts onto accounting system and correctly allocate such receipts to correct tenant;
-Continually check of rental payments to ensure that debtors ageing is kept to a minimum.
-Assist and answer queries relating Rent/Wi-Fi/Electricity/Maintenance to following to ensure optimal customer service
-Ensure that House Rules are enforced and assist with any disciplinary procedures with tenants that may arise from time to time
-Issue Vacate Notes to tenants when they wish to exit building with bags, ensuring that rent is up to date;
-Invoice and collect any charges from tenants relating to maintenance, vandalism, lost keys, sleep-overs, wi-fi and the like;
-Refund deposits on termination of lease agreement, taking into account any damages that may have been incurred both in room, unit and in building.
-Ensure that keys are returned and that all rentals are up to date prior to refunding the deposit.
-Vacate tenant from accounting system on termination of the lease, ensuring that all recurring items are stopped and that room shows as vacant on accounting system for the next incoming tenant.
Salary: R 10 000.00 - R 15 000.00 gross (Higher salary negotiable depending on relevant experience)
