Our client requires the services of a Junior Property Developer to grow the number of business outlets by providing the operational management team with well researched, viable and profitable business development opportunities

Key performance areas:

1. Identifying and activate business development opportunities:

? Investigate the viability of current properties and buildings.
? Investigate new Property Development opportunities.
? Assess maintenance / refurbishments requirements of existing shops.
? Liaise and network with property owners, developers and agents for business development leads.

2. Research:

? Investigate all aspects related to the development, viability and profitability of shopping centres and areas including the position and status, business rights, zoning and title limitations.
? Do thorough risk assessments on potential properties.
? Anticipate and investigate any other detail that might affect future viability and profitability.

3. Persuasive and solid business case delivery:

? Consolidate all research data and provide actionable insights that enables operational management teams to make informed business decisions.
? Present and communicate findings to the operational management team to enable them to conduct proper viability studies (ROI).
? Provide comprehensive feedback on any questions related to property.
? Conduct additional research on the property based on the operational team’s feedback or queries.

4. Optimal lease agreement negotiation:

? Communicate constantly with the property owner, developer, and/or agent.
? Keep stakeholders informed.
? Negotiate on lease agreements.
? Obtain Board resolution.
? Sign the final offer with the landlord, and record the agreement.
? Link with the operational management team for any redevelopments or refurbishing required.

The successful candidate must have:

? Matric with a relevant Degree in Finance, Property Studies, Business, Legal, Town Planning or a related field.
? Minimum of 2 years’ relevant working experience will be advantageous.
? Proven understanding of property development; property scouting and business expansion.
? Proven knowledge, skills, understanding and practical application of governance, regulation and financial aspects of various property functions.
? Have knowledge of the property retail market such as: Store layout, store viabilities, shopping centre designs etc.
? Excellent knowledge of contract law principles.
? Willingness to be available 24/7 when required.
? Proficiency with MS Office 365.
? Valid drivers’ license and reliable transport.
