Menlyn, Pretoria: EXECUTIVE PROPERTY PORTFOLIO MANAGER
Minimum Requirements:
-Presentable and professional female, preferably aged approximately 38-40 years
-Matric / Grade 12
-High Rise residential experience preferred
-Strong Property Portfolio experience a must, preferably High Rise residential (specifically not retail or commercial property)
-Fully independently functional in all aspects of Property Portfolio management
-Computer literate in MS Office and MDA Property Manager software
-Strong organizational and management skills
-Stable employment record
-Contactable references
-Must be willing to do online competency and personality assessments
Duties:
-Full Property Portfolio Management function for Property Group
-Ensure all building forming part of portfolio (residential portfolio and student portfolio) are 95% let at all times with a 50% tenant retention
-Property management (including analysis and attend meetings and functions)
-Asset management (control regular preventative maintenance program in line with budget constraints, motivation of refurbishments and major repairs, attend site meetings with contractors, monitor progress, ensure assets are numbered and recorded in asset register, inspection / enforcement of tenant responsibilities during and on termination of lease terms, OSH Act compliance etc.)
-Client reporting
-Analysis of monthly income/expenses
-Analysis of operating costs on a monthly basis in terms of approved forecast
-Monitoring of all municipal and general recoveries monthly
-Expenditure analysis (approve capex within limits, capex procedures, estimate new operating costs, ensure recovery of operational costs in terms of lease terms etc.)
-Planning & budgeting (budget preparation and control, forecasting, review annual rental, formulation of business plans etc.)
-Building management (maintenance plan, investigate/initiate proposals for refurbishments, maintain hands-on control etc.)
-Debtors Management
-Credit Control and Expense Control
-Tenant Management (New and existing tenants)
-Marketing and updating of website
-Administration and Operations Management
-Ensure effective maintenance and reporting of financial records (Assess and report on monthly performance against budget, occupancy of buildings, recoveries versus expenses, collection of rentals)
-Ensure professional business relations with vendors, contractors and trade professionals
-Property personnel supervision
Salary: R 70 000.00 - R 80 000.00 gross maximum
