Property Acquisition Manager | Location: Johannesburg | Department: Projects and Developments | Reporting to Chief Financial Officer | EE candidate is preferred | Travelling (as and when required) | CTC of up R74K (experience and qualification dependent)

Role and Responsibilities:

You will be at the heart of our property acquisitions function and empowered to deliver on our mission to provide a leading student product and experience. You will be responsible for the identification, vetting, and acquisition of properties that meet our target location, scale, configuration and return parameters.

As the Property Acquisitions Manager, you will be expected to manage and guide opportunities through a pipeline funnel from identification through to recommendation to Senior Management and the Investment Committee and eventually through to acquisition and development.

Most importantly, you will have a key role in a highly entrepreneurial team which has as a key objective the fulfillment of an ambitious growth plan and strategy that will ensure that the client continues its position of South African and African leadership in Student Accommodation.

Key Performance Areas
Property acquisitions
? Origination and Sourcing
o Pipeline development through a property broker network and establishing relationships with key stakeholders (Developers, Universities, Municipalities etc)
o Mapping of ownership profile of key areas
o Deeds office searches to identify owners of properties
o Research property prices and relevant property data gathering
o Facilitation of Site Visits of Senior Management of properties of interest
? Performing appraisals and feasibility studies
o Get Architects to do basic floor plan layouts
o Procure pricing of construction by Quantity Surveyor
o Conduct market research on student and retail rentals
o Audit of zoning and rights
o Investigate and confirm the availability of bulk services
o Determine maximum acquisition price
o Model property returns
o Present comprehensive Investment Case to Directors and Investment Committee
? Negotiating and Managing Acquisitions
o Interact with Brokers and negotiate commission
o Direct negotiations with owners of land/property
o Manage the drafting and conclusion of Sale and Purchase Agreements with Attorney’s, Sellers and Senior Management
o Lead the Due Diligence of the properties
o Manage the conveyancing process with attorneys and sellers and bankers

Institutional Tenders
? Ongoing monitoring of institutional and other websites to identify opportunities to develop and/or manage accommodation for Universities
? Submission and management of tender process when applicable
Property Development
? Project Design Phase
o Identify a professional team
o Manage the design phase with a professional team
o Perform/confirm the final feasibility study
? Project Management post design phase until completion of a project
o Manage and oversee the Contract Tender Process
o Attend Site Meetings

Coordinate engagement of Operations and Development functions (Design and Construction Phase)
o Ensure compliance with Funding Agreements (Undertakings, Covenants etc.)
Reporting
? Prepare monthly and quarterly reports for Senior Management
o Acquisition Pipeline
o Project status
o Programme updates (Timeline, cost management)
o Project Post Mortems
o Ad hoc reports
o Investment Memorandum for IC

Minimum experience and requirements
MUST HAVE REQUIREMENTS:
? Matric
? 3-year qualification in Property or Construction (Building Sciences, Quantity Surveying, Town Planning, Project Management, Property Development)
? NQF level 7

? Must have 5 to 10 years’ experience in a similar position
