A non-profit property company in Cape Town have a great job opportunity for a Property Manager to join their team. You will take overall responsibility for assigned properties in a growing residential property portfolio (between 540 and 650 units) to achieve targeted returns.

Your key job responsibilities as the Property Manager in Cape Town will include:

- Ensure that all properties are being utilized in line with their permitted use
- Ensure regulatory compliance, the maintenance of statutory records and the submission of statutory reports
- Ensure occupational health and safety standards, and regulations, are met at each of the assigned properties
- Day to day management of the security, gardening and cleaning services providers
- Monitor the provision of all other service providers on the property and address/report any variance from agreed service levels and standards
- Take responsibility for the condition of common areas in the assigned properties
- Provide input into the life-cycle plans for each assigned property
- Provide input into the long-term capital maintenance plans for each assigned property
- Make recommendations regarding the planned maintenance budget for each assigned property
- Liaise with Leasing and Facilities Management to ensure that vacant units are filled within required benchmarks
- Timeously report any property related concerns and problems falling outside own mandate to relevant internal stakeholders
- Engaging with all key stakeholders (tenants, ratepayers, neighbourhood watch and community policing forum)
- Resolve social disputes and address breaches of House Rules
- Monitor industry, market and competitor trends
- Provide input into changes to the master and market rent rolls
- Take responsibility for adequate record keeping of the assigned properties

Requirements for this Property Manager job in Cape Town:

- Matric with National Diploma in real estate, property or finance
- 3 years’ experience in property management or 5 years’ experience in property administration
- Experience in a supervising position
- Knowledge and understanding of the legal framework governing property law in South Africa
- Knowledge of the Occupational Health and Safety Act
- Working knowledge of lease agreements
- Working knowledge of contract management
- Sound understanding of residential property management
- Working knowledge of budgeting, debtors and financial statements
