Portfolio Property Manager
Cape Town

Our client, an industry leader in property management in South Africa, seeks to appoint a Portfolio Manager to manage a commercial and retail property portfolio in and around Cape Town. The successful incumbent will have a minimum of 5 years property management experience, with relevant experience in managing budgets, facilities, leasing and marketing of the relevant properties within their portfolio.

Requirements

• Minimum of 5 years property management experience.
• A BCom / Property Studies qualification will be advantageous.
• Exceptional working relationship builder at all levels, with a consultative approach
• Appropriate people management skills.
• Must have a sound understanding of property market trends.
• Strong negotiation skills
• Sound understanding of lease agreements and accounting principles
• Intelligent self-starter who shows initiative and have the ability to work autonomously / with little guidance
• Strong organisational ability and attention to detail orientated.
• Ability to work well under pressure and deadline focused.
• Please note that preference will be given to EE candidates based on the client’s BEE requirements.

Responsibilities

Property Management
• Assist the Facilities Manager with the management of SLA’s with various service providers.
• Manage inspection programme with the Operations Manager
• Oversee tenant installation process.
• Oversee the running and planned maintenance.
• Ensure tenants adhere to OHS Act and other statutory requirements.
• Monitoring of insurance claims.
• Prepare management pack in conjunction with Finance.
• Co-ordinate, arrange and attend management meetings.
• Manage utility recoveries

Budgeting
• Provide input into income and expense budgets based on knowledge of the property market.
• Prepare analysis comparing actual income versus budget
• Prepare motivation for income and expenses which are unbudgeted
• Prepare monthly reporting on income statements (variances), vacancy reports within the deadline parameters
• Utility management in conjunction with technical consultants.
• Evaluate municipal accounts and implement cost saving measures.
• Evaluate outstanding rent-roll and action accordingly.
• Be involved in vacant space strategy in conjunction with the Regional Manager.

Marketing of Space & Renewals
• Devise a marketing plan based on vacancy list.
• Lease negotiations.
• Draft motivation for approvals of deals
• Liaise with brokers.
• Take tenant mix into account as well as profile and image of building.
• Retain or replace tenant in time at optimal rate.
• Manage all contract administration timeously.
• Oversee tenant installation timeously.
• Monitor outstanding renewals
