We are urgently looking for a Project Manager to join our dynamic team. The ideal candidate must meet the set criteria below:
Management.
• Be able to manage multiple projects simultaneously.
• Manage sub contractors in so far as to identify the need for sub contractors.
• Manage site staff, by communicating with the site manager/agent, for reports and duties performed by the site staff.
• Manage materials required for the contract, by ensuring timely placing of orders, and the delivery of ordered materials to site.
• Manage plant required for the contract, ensure the correct plant is sourced and delivered to the site.

Reporting.
• Progress reports to be completed for each progress meeting as agreed with the client/principal agent.
• Safety reports that are forwarded by the safety officer to be scrutinised and attached to the progress report.
• Quality control reports as depicted by the check sheets, to be an integral part of the progress report.
• Progress payments reports in relation to progress on site.
• Technical reports to be completed for each technical meeting, which include all queries related to the work being carried out on site.
• Reporting on supplies and suppliers to the Buying department as to quality and punctuality.


Planning.
• Draw up detailed construction plans in conjunction with the site agent / manager, taking into account the program as issued and accepted by the client.
• Ensure all materials are ordered and have been procured in accordance with the planned work schedule
• Monitor the plans and check / modify the plans according to situation on site.
• Verify all change orders/ variation orders owing to design changes, site instructions, and adjust the construction plans accordingly.
• Quality control plans to be made available and monitored, via check sheets and inspections in conjunction with the relevant professional.

Meetings.
• Attend all site meetings, both progress and technical.
• Attend site meetings with sub contractors and staff, to ensure an ongoing working relationship.
• Attend all contracts meetings at head office in order to update the CM wrt contractual matters which may arise from site instructions, variation orders, design errors, unforeseen delays, etc.
• Attend all budget meetings and report on contract cost variances in relation to the budget.

Cost control.
• Ensure contracts are expedited within the given budget constraints, by controlling and managing purchases and sub contractors including site staff.
• Site cost reports to be tabled at the budget control meeting with the QS / Cost manager.
• Monitor cash flow on site (petty cash), to be reported in site cost report.

Variations and changes to contracts.
• Report all changes to CM and advise as to the repercussions wrt,
• Time
• Cost
• Sub contractors
• Labour
• Plant
• Environment
• Site staff.

Technical data.
• Have a sound understanding of all the drawings and details of the contract.
• Be aware of all specifications and contract data.
• Have a sound understanding of the following,
• JBCC 2000
• GCC
• NEC
• FIDIC
• OHSACT 1993
• Safety regulations as emended June 2017
• Be able to generate technical queries as and when they arise.

Summary.

• A project manager should be a genuine all rounder when it comes to construction, with emphasis on the ability to think on their feet, do not become flustered or overwhelmed when confronted with a problem.
• Be a very good communicator, must be able to communicate with both staff on site and the professional team involved on the project.
• To be able to communicate at all levels with dignity and honesty.
• The ideal candidate for this post will have,
• Minimum: National Diploma in any of the recognised professions associated with the construction industry.
• Have a minimum of 15 years experience on site/ in construction industry at managerial role.
