POSITION REQUIREMENTS
Candidate must have a minimum of 3 years property management experience,
MDA experience is a necessity, non-negotiable,
Minimum of Grade 12 with Accountancy as subject or equivalent qualification.
Excellent communication skills verbal and written,
Must be organized and deadline focused,
Detail orientated with strong focus on accuracy.
DEBTOR & CREDITOR MANAGEMENT
Assisting credit control in collection of rentals & arrears rental
Negotiation of financial arrangements
Credit control of timeous payments of outside suppliers and management to the benefit of the Landlord.
MAINTENANCE
Assisting the operations manager in all areas necessary, e.g.
Obtaining and submission of quotes / invoices
Tenant Installations
All correspondence with regards to maintenance matters.
MONTHLY REPORTS
In-house MDA reporting on vacancies, leasing, potential loss of income, etc.
Income Variance Reports
Vacancy reconciliation reports
Expired Leases
Turn over schedules
Foot count & Parking reports, etc.
Incident reporting and liaison with public / insurance
Attending to all correspondence (verbal / written) pertaining to any of the abovementioned areas of responsibility
OTHER RESPONSIBILITIES
Ongoing tenant relationship building
Ensuring the smooth running of the centre management offices
Incident reporting
Attending to all correspondence (verbal / written) pertaining to any of the abovementioned areas of responsibility.
LEASING
Formulate a leasing strategy and a business plan to meet the following objectives:
Sourcing of new tenants
Negotiations with tenants
Preparation of lease proposal, lease agreement and signing thereof
Collection of deposit / guarantees
Ensure correct loading of tenant accounts
Create an appropriate tenant mix
Ongoing tenant relationship building
MARKETING
Working with the Marketing Manager in creating a marketing strategy plan incorporating the following:
Defining target market
Oversee and manage all promotions, demonstrations, advertising, etc. at the centers
