My client is one of the world's leading engineering professional services consulting firms that are based in the Bryanston area. They are seeking a qualified and experienced BMS Engineer / Technician to support their company in providing building management system consulting services to their projects and clients.

Minimum Requirements pertaining to the position

• Matric Qualification
• Engineering Qualification (either Electronic, Electrical, or Mechanical)
• Extensive experience working on projects related to Building Managements systems/ Security systems / HVAC and in depth knowledge of these systems.
• Must have hands on practical experience of at least 3 years (i.e. must be able to go to site and physically test BMS systems, open DB boards and MCP panels, identify on site problems, read wiring schematics)
• Familiar with the latest BMS specifications and products in the market.
• Familiar with CIBSE Commissioning Codes.
• Have experience in control diagram design, electrical and control panels, sequence
• of operation of the systems for building construction etc.
• Strong knowledge of industry engineering fundamentals and business operations required.
• Fully proficient in design review and has independent design skills.
• Able to design medium to large projects with deviation from standard tools, products or practices as needed.
• Have experience in the review of control submittals of any brand name.
• Has a thorough understanding of various building design guidelines (. building codes) as well as health and safety procedures.
• Implementation and troubleshooting experience
• Experience in project management and implementation of BMS projects.
• Track record of successful projects with working BMS that controls at least HVAC, ventilation, and lighting systems.
• Experience in systems integration and commissioning.
• Troubleshooting capabilities to identify problems in existing BMS and how to fix them.
• Strong communication skills in English.
• Must be highly computer literate, especially with MS Word, Excel and Outlook.
• Must be physically able and willing to conduct site inspections and field engineering work.
• LAN and network design experience an added advantage.
• Security, Smoke Detection and Public Address & EVAC systems design experience an added
o advantage.

Your busy day duties will include the following, but not limited to:

• Independently designs building automation systems for large and/or complex buildings consisting of mechanical systems, electrical systems, plumbing systems, sequence of operations, valve and damper schedules, panel layouts etc. to meet the intent of the project plans, specifications and contract documents.
• Designs mainly large complex building automation network architecture to support operator workstations, field panels and third-party integration devices connected through LON, Ethernet, or BACNET.
• Analyses plans, construction contract specifications and codes to determine project requirements and risks.
• Generates point schedules on all projects by interacting with multi-disciplinary engineers in other disciplines (Internal / External).
• Generate client brief documents at the start of the project to clarify / define scope of works.
• Prepares specifications, BOQ’s and drawings for tender processes.
• Prepares budgets and fee proposals with minimum requirements and at a very early stage of the project.
• Selects proper types and sizes of products and outside suppliers to meet project requirements.
• Prepares all information on pre-installation extras or change orders to submit to customer for approval.
• Oversees the creation of system graphics.
• Ensures the project folder is organized and maintained including all pertinent project related information.
• Responsible for aspects of project management and implementation of BMS projects for HVAC, ventilation, lighting systems and plumbing systems integration and commissioning.
• Identifies problems in existing BMS and formulates solutions to fix BMS problems
• Review commissioning plans from contractors.
• Review, comment and approve equipment submissions from contractors.
• Responsible for cost control of contractors during construction stage of projects (payment valuations, cost reports, final accounts etc.)
