Financial Management

* Set expense budgets for the facility
* Identify and understand budget variances and address them
* Create financial forecasts for future expenditure
* Manage and control variable expenditure
* Set and manage short-term budgets
* Set and manage capital project budgets
* Set and manage long-term facilities budgets
* Financial stewardship
* Ensure facilities meets company and government standards for environmental, health and safety
* Manage insurance requirements for the facility

Facilities

* Develop engineering strategies
* Run FM Projects
* Manage FM Portfolio
* Ensure Facility is Operational and Supports Business Operations
* Develop appropriate SLAs with Service Providers
* SLAs to include KPIs, Savings Targets, and Expense Budgets
* Partner with service providers to identify cost savings, innovation opportunities and best practices
* Use principles of Kaizen to proactively identify new capital projects that will enhance the performance of the facility.
* Work with business to identify new capital projects that will improve efficiencies and reduce costs.
* Develop a master plan of the site to ensure building meets current and future business needs.
* Optimise utilisation of the site.
* Create a set of KPIS for planning and optimising short term office occupancy and site usage
* Manage these KPIs
* Initiate an Energy Savings program for the facility
* Initiate a green program for the facility. Should include activities such as carbon emission reduction, waste recycling, and other green processes.

Asset Management

* Link asset replacement plans with new energy savings technologies
* Setup Asset Management Plans for All Assets
* Setup Proactive Maintenance Schedules for All Assets
* Asset Lifecycle Maintenance

Compliance

* Develop a Facilities Best Practice
* Align to government and labour regulations such as OHSA and LRA
* Ensure contracts are within SLA
* Build a culture of safety and quality compliance
* Reduce incidents of Environment, Health and Safety violations
* Reduce incidents of poor quality workmanship
* Ensure facilities processes and the facility itself pass external audits
* Conduct regular audits of the facility to proactively identify and correct compliance issues
* Setup and maintain compliance, quality and health and safety policies, guidelines and practices. Ensure that these policies, guidelines and practices are followed.
* Ensure all required compliance and health and safety training are completed.
* Ensure external providers are trained on compliance and health and safety matters
* Ensure external providers adhere to compliance standards
* Setup a set of metrics to ensure external providers adhere to compliance
* Reduce incidents of external provider non-compliance

Background work experience:

* 10+ years Facilities Management
* 5+ years as Manager
* BSC or Equivalent in a Technical Discipline
* Expert Project Manager
* Understanding of New Energy Saving Technologies
* Strong technical knowledge of HVAC, Chillers, Compressors
* Medium and Low Voltage Electricity Systems
* Building Automation
* Expert on OSHA and SA Safety Requirements, Work Permits, Line Breaking, Lock Out/Tag Out, Risk Assessments
* Adv: Six Sigma Qualification (Or the desire to gain such a Qualification)
