Key Result Areas

Cleaning
Ensure the general cleanliness is done according to a schedule of the branches, e.g. clean and swept driveways, ramps, parking areas, ashtrays and bins, passageways, staircases, storage areas, offices and fire escape areas.

Property Maintenance
1. Negotiate and engage the services of Contractors and other Service Providers
2. Ensure general maintenance is done according to a schedule , including:
a. Painting of interior & exterior building as per maintenance cycle
b. Attending to tenants’ queries, i.e. plumbing, electrical, handyman work, etc.
c. Ensure grass areas are cleaned and maintained, plants and planters are cleaned and maintained.
d. Purchasing of consumables for the property
e. Manage all signs and sign boards.
f. Procurement and payment of all property expenses

Property Management
1. Ensure that all lettable space has suitable tenants and ensure:
a. Statements are handed to tenants by the 30th/ 31st of each month.
b. Rental collection from tenants
c. Ensure each tenant file is up to date and on hand with documentation such as lease, registration certificates, etc.
d. Tenant compliances.
e. Deal with Estate Agent and manage advertising process to obtain replacement tenants should it be necessary.
2. Sourcing of Premises as required
3. Liaise with municipality and other statutory bodies as required.
4. Preparation of Property Management accounts on a monthly basis

Staff Management
1. Manage 3 staff members directly, including their task lists/ checklists, time and attendance.
2. Manage security services at company premises

Other duties
Any other general duties which may be assigned to the Property Manager by Senior Management from time to time.

Requirements:
1. Grade 12
2. Have a good technical background or inclination
3. Must be able to work hands on
4. Have good supervisory experience

Salary: R20,000 - R30,000 (negotiable)
