Operations Manager (Retail, Commercial)

Purpose

Responsible for planning, organising and directing the activities of all Portfolios. Oversees leasing contracts, procures services, handles third party service contracts and directs maintenance procedures. 


ESSENTIAL FUNCTIONS AND BASIC DUTIES

Assume responsibility for the planning, development, and implementation of effective operations management policies, procedures, and planning.

Assist Senior Management in developing short and long term goals and plans.  Assist with long term budget projections.

Execute established operational goals and ensure that corporate wide plans are complemented and supported.

Assist in developing policies and procedures for Centre operations.  Conduct periodic reviews of existing policies and procedures to ensure maximum efficiency.

Assume responsibility for the effective operations management of the Centre/Building and facilities.

Coordinate and arrange third party services of maintenance contractors, suppliers vendors, etc.

Deal with contractors on daily basis.

Liaise with tenants with regards to operational problems.

Respond to emergency call outs.

Day to day running and control of:
Tenant complaints
Security
Air Conditioning
Cleaning, Electrical, Plumbing, Landscaping etc.
Authorises of invoices for payments.
Issues tender documents.
Requirements

A minimum of 3 years work experience in Retail, Commercial and Property
