My client a Leader within the finance of commercial property development is currently recruiting for a Loans Officer to be based in KZN.
Minimum -Masters/Honors Degree or equivalent in Commerce, Engineering,Quantity Surveying,Business Science or related areas
A minimum of 5 yearsâ?? experience-Commercial Property Finance environment
Excellent numeracy skills and working with property feasibilities.
Business Development (Marketing)
- Establish and maintain relationships with inner city property investors and developers, estate agents, property brokers, property auctioneers, liquidators etc.
- Establish and maintain relationships with key municipal stakeholders to support TUHF investment decisions and opportunity identification
- Identify opportunities:
- Available stock
- Appropriate clients
- Manage that opportunities meet business requirements of TUHF
- Secure and finalise new business deals with new and existing clients
- Provide input to potential clients on proposed processes
Review existing markets to identify potential opportunities
Deal Making
Character Assessment
- Evaluate potential clients utilising the TUHF character analysis
- Assess the borrower’s financial and management capabilities in line with TUHF requirements
Feasibility
- Evaluate the building, gathering all required data to complete the feasibility assessment
- Complete the TUHF feasibility model
- Review the feasibility of the property to ensure that it meets TUHF’s parameters
- Monitor property market indicators at the specific market related level
- Mitigate risks when structuring financial solutions
- Develop TUHF’s evaluation of the deal
Offer
- Engage with client and conduct first stage discussions regarding TUHF deal findings vs. client proposal
- Structure deal based on feasibility and agreed way forward (post client negotiation)
Loan Proposal
- Develop a loan proposal that complies with TUHF’s loan and credit policy
- Present proposed loan for approval and address any additional requirements
- Maintain regular communication of progress and decisions with client
