A leading national facilities management company seeks to appoint a Senior Facilities Manager / Key Account Manager, who will take full responsibility for the management of a national key account. The ideal incumbent will be responsible for all aspects relating to hard and soft services, which will also include all maintenance aspects of these buildings. Our client seeks an individual with strong problem solving abilities, a self-starter who is deadline focused, results orientated and able to work under pressure, coupled with sound people management skills.

REQUIREMENTS:
• A minimum of 5 years technical facilities management experience.
• A relevant technical qualification will be required (preferably electrical).
• Facilities management within a call centre environment will be advantageous.
• A solid understanding of all aspects of building management.
• Ability to develop on time and within budget.
• Strong organizational skills and attention to detail orientated.
• Strong technical abilities ie; electrical, plumbing, HVAC etc
• Excellent verbal and written communication skills.
• The ability to develop sound relationships with clients and suppliers.
• Strong people management skills.
• Willing to travel to client sites in Port Elizabeth, KZN and Pretoria.
• Please note that this position is an EE position based on the companies BEE requirements.

RESPONSIBILITIES:
• Manage both hard and soft services on all sites.
• Assist Facilities Managers with Budget/Capex to ensure all costs are in accordance with budgetary guidelines.
• Manage electrical, air conditioning and plumbing surveys on an annual basis.
• Review contractors yearly performance sessions and enter into negotiations when required.
• Prepare quarterly Capex projections / budgets.
• Maintain a firm control of inventory of company assets.
• Manage 5 year maintenance plan for all buildings in the portfolio.
• Hold monthly budget meetings with site Facilities Managers.
• Ensure compliance of OHSAct and also ensure documentation is up to date.
• Effectively co-ordinate and report on contractor SLA’s.
• Approve / Authorise and motivate Capex expenses.
• Maintain regular contact with client and assist FM in the event of problematic areas
• Continuous follow-up with FM on outstanding tasks and Action List.
• Conduct routine facilities inspections of properties.
• Ensure that maintenance aspects are properly serviced and maintained at the highest standards; cleaning, security, air-conditions, gardens, fire prevention etc.
• Ensure electrical infra-red survey deficiencies are done as per condition survey.
• Manage evacuation procedure & program.
• Investigate every aspect of technical operations.
• Introduce and manage lifecycle planning of technical aspects ie; air conditioning, replacement etc.
• Manage tenant vacancy inspection reports.
• Ensure that decisions made in terms of refurbishments are practical and low maintenance.
• Provide on-going support to Facilities Managers on each site.
• Investigate and improve on operational systems ie; building management systems, facilities operational procedures etc.
